How do I pay my strata fees?

Payment of strata fees is due on the first of each month, in advance. Payment options include:

  • In person at our office with cash or cheque
  • Post dated cheques
  • Pre-authorized debit

I just noticed a stain on my ceiling and I do not live on the top floor. What should I do?

Owners and residents are encouraged to speak with the residents above as typically the problem is related to a malfunctioning appliance or an overflow. The strata corporation may have a role if common property is the cause of the stain.

Hallway/Breezeway lights not working?

The light next to my front door, outside my strata lot, is not working. If this light is controlled by a light switch within your strata lot, more than likely the responsibility to change the light bulb remains with the individual strata lot owner. If this light is controlled by the strata corporation please contact the Strata Agent’s office.

I wish to renovate my strata lot. Do I need permission?

The answer to this question depends on your strata corporation’s bylaws. Some bylaws require the consent of the strata corporation for “any” in suite renovations. Other bylaws require the consent of the strata corporation only to the extent “common property” is being altered. The first step is to contact your Strata Agent with specifics of your intended renovation.

My neighbor makes too much noise. What can be done?

Owners and residents are encouraged to speak with their neighbors first to resolve any such disputes. In the event these efforts do not bring about the desired result the strata corporation may have a role.

In the absence of a specific bylaw regarding this matter, this type of complaint is usually dealt with by the schedule of standard bylaw regarding the “use of property”.

An owner, tenant, occupant or visitor must not use a strata lot, the common property or common assets in a way that
(a) causes a nuisance or hazard to another person,
(b) causes unreasonable noise,
(c) unreasonably interferes with the rights of other persons to use and enjoy the common property, common assets or another strata lot,
(d) is illegal, or
(e) is contrary to a purpose for which the strata lot or common property is intended as shown expressly or by necessary implication on or by the strata plan.

In the event the above bylaw has been contravened, it would be appropriate submit a written complaint to the strata corporation via the Strata Agent’s office. The alleged offending party is then contacted to request that their activity cease or to reply to the extent there may be a disagreement on the facts.

How can I get more garage door openers?

Each strata lot is provided  with a certain number of keys and garage openers by the marketing team.  Owners wishing to purchase additional access devices are asked to contact the Strata Agent.

Can we have our minutes translated?

To the extent minutes of strata meetings are legal documents translations may inadvertently alter the intended meaning of minutes. It is recommended that owners who need assistance arrange for their own translation.
